Purchasing property through First Place Homes is a simple process:
Step 1
Once you have registered with First Place Homes, one of our experienced Investment Portfolio Consultants will call you to discuss and asses your Personal Investment Strategy. If we can arrange a face to face meeting, all the better. Don’t worry if you are not sure what suits you best at this stage, as in our experience, all investors have a different strategy and through our discussions, we can suggest a number of investment strategies that may suit you. You will then begin to receive regular e-brochures and updates of our investment opportunities.
Step 2
Once you are personally satisfied with the opportunity, you will send us your Developers Reservation Fee of £1,500 (unless otherwise stated in the brochure) and complete an registration form. This is to secure the property for you and the property is no longer available to other investors. One of our Specialist Investment Mortgage Advisors will then call you to discuss the various funding options that suit you best for this property. It is vital to discuss each investment with these specialists as one product may not be suitable for a particular strategy. NOTE: Should you not be able to obtain funding to purchase this investment, your reservation fee will be refunded to you in full –Guaranteed!
Step 3
We will then instruct a Dedicated Investment Solicitor on your behalf in order for you to purchase your property. You will also be sent a Memorandum of Sale detailing all the information relating to your purchase.
Step 4
Our acquisition fee becomes due upon offer of mortgage. This fee is usually 3.0% of the gross purchase price, unless otherwise stated in the brochure.
Step 5
You will then exchange contracts, within 28 days of issue of contracts from the vendor’s solicitors. Your Property Investment Consultant will usually begin to instruct Letting Agents on your behalf to ensure that tenants are ready for occupation as soon after completion as possible.
Step 6
Legal Completion will take place and you take possession of your keys and the property becomes yours.
